Waller County ISD projects its student population will grow 65 percent by 2027. That's not an abstraction, it's thousands of new rooftops going up on compressed builder schedules in the subdivisions lining U.S. 290. A rushed manifold connection or an under-slab PEX run with a bad crimp doesn't fail on move-in day. It fails eighteen months later, when nobody is thinking about warranty windows anymore.
Texas law requires major structural components, foundation, load-bearing walls, beams, and floor systems, to carry a minimum six-year warranty. Plumbing itself is usually only covered for the builder's first one to two years under the standard 1-2-10 structure. If your slab leak shows up in year three, the water damage is on you, whether or not the pipe repair is on the builder.
