A visual assessment with moisture readings runs $250 to $450, credited toward the job if you hire us for remediation. We don't upsell air-quality testing you don't need, if it's a visible patch behind a baseboard, we'll tell you that plainly.

Containment and removal runs $900 to $4,800. Variables: total square footage affected, whether the mold is on a hard surface like drywall or has gotten into porous material like insulation, how many separate rooms or wall cavities are involved, and whether the source moisture problem is already fixed or still active.

The Process

What happens after you call

  1. You describe what you're seeing or smelling

    A musty smell without visible growth still gets a visit. Mold behind a wall doesn't always show on the surface first.

  2. Visual assessment and moisture mapping

    We find the moisture source first. Treating mold without fixing what's feeding it is a waste of your money.

  3. Containment goes up

    Plastic sheeting and negative air pressure keep spores from spreading to the rest of the house during removal.

  4. Affected material comes out

    Porous materials that can't be cleaned, drywall, insulation, some subfloor, get removed and bagged for disposal.

  5. Surfaces get treated

    Remaining hard surfaces are cleaned and treated with an antimicrobial solution.

  6. Drying and containment teardown

    The space is dried to normal moisture levels before containment comes down.

  7. Written clearance

    Final moisture readings and photos, plus notes on what fixed the source problem, become part of your file.

What Makes This Harder

The failure modes that turn a quick job into a long one

  • The moisture source is still active. Removing mold behind a wall does nothing if the slow leak feeding it hasn't been fixed. We won't start remediation until the source is addressed or a clear plan exists to address it.
  • Crawlspace access. A lot of older Hempstead and Bellville homes sit on pier-and-beam with tight crawlspace clearance, which slows containment setup and material removal considerably compared to a slab-on-grade job.
  • HVAC involvement. If ductwork or the air handler has been drawing air through a contaminated space, spores can spread through the whole house, which means the assessment has to check supply and return vents, not just the visible wet spot.
  • Unpermitted additions with no vapor barrier. We've found converted porches and garage conversions with no vapor barrier under the flooring at all, which turns ordinary Gulf humidity into a chronic moisture problem year-round.
  • Delayed calls. A small patch caught early is a one-day job. The same patch left six months costs three to four times as much once it's spread through wall cavities and insulation.
The Difference

One fact, not an adjective

We don't run air-quality lab testing on every job. If the growth is visible and contained to a clear area, a lab test just adds cost without changing the remediation plan. We tell you when testing actually matters, usually whole-house HVAC contamination or a sale-related dispute, and skip it otherwise.

What people ask before they call

Is all mold dangerous?

Most household mold is a nuisance and health irritant rather than an emergency, but it should still be removed properly and the moisture source fixed. We won't tell you your family needs to evacuate over a small bathroom patch.

Can I just bleach it myself?

Bleach can kill surface mold on hard, non-porous surfaces like tile, but it doesn't reach mold that's grown into drywall paper or wood. If it comes back after cleaning, the material likely needs to be removed, not just treated.

Do you find and fix the leak causing it?

We find the moisture source as part of assessment and will tell you exactly what's causing it. Fixing plumbing itself goes to a licensed plumber. We coordinate but don't do plumbing repair ourselves.

Will homeowner's insurance cover mold remediation?

Coverage depends on the cause. Mold from a sudden pipe burst is often covered; mold from a long-term, known leak usually isn't. We document conditions honestly either way.

How long before I can use the room again?

Small jobs finish in 2 to 3 days. Larger jobs involving multiple rooms or a crawlspace run 5 to 9 days, mostly driven by drying time after material removal.
